How to actually evaluate a photographer

Most agents choose on price and availability, then discover the differences later. A short checklist up front saves relisting a property with better images six weeks in.

Look at one specific thing in their portfolio

Find an interior frame with a bright window in it. That single image tells you more than the rest of the portfolio combined.

  • Does the window show a view, or is it a white rectangle?
  • Are the walls neutral, or is one side orange and the other blue?
  • Are the vertical lines straight?
  • Is there a grey halo where the ceiling meets the wall?

Anyone can photograph a bright room on an overcast day. Windows are where the craft shows.

Ask what the turnaround actually is

Not the best case. The normal case, and what happens when they are busy. A photographer whose standard is three to five days will make you schedule shoots earlier than the house is ready, which costs you more than the price difference. Ask whether fast delivery carries a surcharge.

Ask who does the editing

This is the question that separates most providers. Automated blending is fast and cheap and produces the halo-and-crushed-shadow look buyers register as unreal. Ask directly whether images are finished by a person. Our editing is done in house by human editors on every frame.

Ask what you receive

  • Full resolution files, and MLS-ready sizes, in the same delivery.
  • Every usable frame from the shoot, not a selection with the rest held back.
  • A gallery link you can forward to a seller without repackaging.
  • Clear licensing for marketing use.

Per-image pricing is where costs quietly escalate. Flat pricing by property size means the frame count is set by what the house needs rather than by your budget.

Ask about consistency across a book of business

If you list regularly, you want your listings to look like yours. That means a defined standard rather than whichever photographer happened to be free, and the same editing treatment every time.

Test with one listing
