Photography is where most FSBO listings lose

Selling without an agent removes a commission and also removes the marketing operation that came with it. Of everything an agent provides, photography is the piece that most visibly separates a private listing from a represented one, and it is the easiest to close.

Buyers cannot tell who listed the house, only how it looks

A buyer scrolling a portal sees a grid of thumbnails. They are not filtering by representation. What they register, without articulating it, is that some listings look professionally handled and some do not. Phone photos with blown windows and leaning walls signal an unprofessional transaction, and cautious buyers avoid those regardless of the property.

What you are up against

Agent listings in your market are almost all professionally photographed, at the right time of day, with bracketed exposures and consistent editing. That is the standard your listing sits beside. Matching it costs a few hundred dollars once.

What to buy, and what to skip

  • Buy: a full interior and exterior shoot, properly timed, delivered in full resolution and portal-ready sizes.
  • Buy, if the exterior is a strength: a twilight frame. It is the single most effective cover photo in most markets.
  • Consider: drone, but only if the lot, the view or the location is genuinely part of the sale.
  • Skip initially: video and 3D tours. Get the photographs right first; those are the images that decide whether anyone clicks.

Prepare properly, because nobody else will

An agent would push you on this. Without one, it is on you. Declutter fully, clean the windows inside, mow and edge the day before, move the cars, empty the counters, put the pets and their belongings out for the appointment. The photographs can only be as good as the house on the day.
