Styling a home that is already furnished starts at $349 and most listings land between $699 and $999, quoted per property. Full physical staging with furniture brought in is a different service and a different number: nationally it averages about $1,849, and a vacant home commonly runs $2,000 to $6,000 to set up plus $500 to $2,000 a month. We quote sourcing separately when a listing needs it.

My listing is vacant. What do you recommend?

Usually virtual staging, honestly. Furnishing an empty house properly costs thousands and bills monthly until it sells. Virtual staging furnishes the photographs for $27 to $35 a frame, and roughly nine out of ten buyers meet the home online first. If the house needs to show well in person too, that is when physical staging earns its cost.

What does styling actually change on photo day?

Beds made properly and steamed, counters cleared, cords hidden, a table set, towels squared, blinds matched, lights on and lamps warm. Nothing structural. It is the difference between a room that looks lived in and one that looks like a listing.

Do you bring furniture?

Not by default. Our styling works with what the home already has, which keeps it affordable. When a listing is missing the pieces that make a room read, we price sourcing separately at cost plus time and you keep whatever we buy.

Is staging worth it?

It depends on the listing. On an occupied home that photographs flat, styling is cheap next to a price reduction. On a vacant home, run the numbers against virtual staging first. We will tell you when we think you do not need it.

Do you stage and photograph in the same visit?

Yes, that is the point. The stylist works ahead of the camera so each room is freshly set when it is shot, and everything is put back before we leave.
